Our office is located in the Brinkoetter Realtors office located at 1610 E. Pershing Rd., Decatur, IL 62526.  Normal hours of operation are Monday-Friday, 8 AM - 5 PM.  The office is closed on federal holidays.

Maintenance requests can be submitted by calling 217-498-8500 or online through the tenant portal

1. From the Home or Maintenance tab, click Request Maintenance.
2. Enter a detailed description of the issue, upload one or more photos of the item needing attention, give the property manager permission to enter with their key, then click Submit Request.

At On Point PM we strive to make the application process streamlined and efficient. To make sure we follow all housing guidelines and treat everyone fairly, we have company policies and guidelines in place. During the application phase, if you have any concerns or questions, please feel free to reach out to our team so we can assist you.

At On Point our application is conveniently located online, you can access the application fast by clicking on a listing of interest and clicking apply. All individuals over the age of 18 must apply and will be required to sign the lease once deemed approved. Once you have applied, your application can be used for any listing that is within our portfolio. 

Yes there is a non-refundable application fee which is subject to change without notice. The application fee is in lieu of us receiving your credit and background information that assists our leasing department in processing your application effectively.

• A credit score of 600 or above.  Credit scores between 550-599 may be considered with an additional deposit.
• No evictions in the past 5 years, and no balances owed to landlords or utility companies.
• No bankruptcies in the past 2 years.
• Positive rental history, if applicable.
• Net income equal to 3x the monthly rent and a debt to income ratio no greater than 45%.
• Criminal background-No felonies within the past 3 years. We do consider case by case and by nature of offense. No lifetime registries at any time.

Anyone living in the apartment over the age 18 must apply and be a leaseholder. 

Applications per person expire every 30 days. 

If you need a cosigner after beginning the application process, all cosigners must apply and pay a non-refundable application fee. Every co signer must be approved just as the original applicant. No fees will be returned in the event the applicant is not a good candidate for a co signer and not approved. 

In the event the listing which you apply for is leased before your final approval, your application can be used for any current listing or any listings that is new within the 30-day period in which your application is valid. 

Tours are conducted with approved applicants only. Once you are deemed approved, the leasing agent will reach out and schedule a tour date/time. We offer convenient scheduling options to fit everyone’s needs. Are you out of the area but searching to move to the area? We offer the possibility of a virtual tour to allow you to still tour listings to insure it meets your needs and wants. 

At On Point Pm we are privileged to work with a portfolio of owners. All owners ultimately make the decision on if the property is deemed pet friendly. Every property is different regarding its pet policy. Each listing will contain information on its pet policy.

All documented ESA animals are allowed within any listing. You must present all documents for each animal before a lease can be signed.
